
The home buying process can seem a bit overwhelming and maybe be even a little scary. We believe buying a home is a journey and one that should be fun, focused, smooth, and successful. To ensure a successful home buying experience we created a process that covers all the details of your needs, wants, and goals. Our journey starts with a very thought out meeting at my office, we want to get to know the family. What is the family members hobbies, needs from their home, special events they do daily or weekly, where they work, play, how they entertain at home, and what functions they need from their home.
We will review the current market conditions, areas like what type of market (buyers/sellers), housing inventory, what the lender market looks like, housing prices, local and national events. We want to know where the market is currently and where it looks like it is going. I also explain what my responsibilities and roll is during the journey. I will explain my awesome level of service that I will be providing for them with everything from searches, showings, getting offers accepted, how we get through escrow, and everything else in between.
The loan process is very important and needs to start at this time, we will cover what documents and information the lender will need from the buyer to get a completed pre-approval. The pre-approval is needed in the beginning for a number of reasons, first we need to know what loan amount the buyer has qualified for, second we will need a pre-approval to submit an offer that can be accepted, and third the buyer will want to know and be sure of all the financial terms, down payments, and closing cost that will be needed to close on their dream home.
Education is key to our your success. We will review the paperwork that is used in the real estate transaction. We will explain how the paperwork works, what are the contingents items, contingents dates, and how we protect you from defaulting or not performing on terms of the deal. My job is to make sure we either are moving forward with the purchase or not, and if not how do we get your earnest money back and not lose it to the seller. It is better if you understand how the home buying process works before we start, that way when we are out home searching you are not worried on what is the next step, how do you get out of a deal, how do I avoid buying a lemon home, and how do I not lose my earnest money.
Once we find your dream home it is very important that we get your offer accepted without offering the highest amount of money for the home. I will explain my proven techniques that put our offer in a position to be accepted by the seller. When we do get an accepted offer we will need to open escrow and we will cover what escrow looks like , what the title company does during escrow, and what the buyer needs to do during escrow.
For first time home buyers we have additional information and tips that one will find extremely helpful. We have tips that will help with the lender, loan terms, and things to watch out for with your lender or loan.
Before we are completed with our home buyers meeting I will have the buyer draft up three goals they must achieve, what is their biggest fear, and what their dream home looks like. They either draw or write out their dream home this is a really fun process for all. At the end of the meeting we will have uncovered all the buyers needs, wants, goals, concerns, questions, and are ready to create the perfect strategy to bring to market . Note if the market is not in line with our strategy plan then we might have to wait until the market can produce the results the buyer must have.
